SHIPMENT & DELIVERY| The Arrival of Your Home or Cabin

 

Imagine, the big day is here and your new log home arrives on site just as the crane is rigged and prepared to lift it onto the foundation. The set crew is on time and the weather is perfect for “set day”. The modules are attached to the foundation, bolted together and the trim is put in place. Your new home is now weathered in, and it’s only mid-afternoon. As idealistic as this may seem, this is a common experience when it comes to setting a Spirit Cabins modular log home or cabin.

Site Preparation & Delivery Requirements

Your delivery site should be cleared of all obstructions (boulders, trees, power lines, etc.,) which may affect the ability of the truck and trailer or crane to access and maneuver around the foundation location. The site should have a minimum of two 30’ x 60’ areas adjacent to one another with one area abutting the foundation wall for off-loading and/or delivery.

You will need to inspect the route of travel from the nearest town and/or major highway to ensure that the following minimum and maximum clearances are available:

  • Road width: 15'-0" min.
  • Overhead clearance: 15'-0" min.
  • Power line clearance: 16'-0" min.
  • Carrier axle clearance: 14" max.
  • Slope on access ways: 12" in 20' max.
  • Bridge weight limit: 15-ton min.
  • Approaches to exits, bridges and under passes must be long and wide enough to accommodate a 85' tractor trailer/transporter.

Recommended entry-road minimum clearances required are as follows when paved road is over:

  • 40' wide - min radius clearance of 6'
  • 30'-40' wide - min. radius clearance of 10'
  • 24'-30' wide - min. radius clearance of 20'
  • <24' wide - min. radius clearance of 30'

NOTE: More heavily populated areas may require special traffic control allowances (such as staging areas, traffic officer control, and parking bans). If there is any doubt about the adequacy of the site route, contact a Spirit Cabin Specialist for assistance.

Freight Estimates

Shipping fully assembled cabins can be extremely expensive, especially with increased fuel costs. As a result, Spirit Cabins has created a Freight Allowance program to help offset a large portion of your freight costs. For a freight estimate, please reference our Freight Estimator tool.

Cabin/Home Delivery & Acceptance

It is your responsibility to meet the cabin or home and driver(s) upon delivery at the job site. You will need to check the shipping papers to confirm the specifications ordered match all sections of the cabin or home delivered and that no damage has occurred during shipping. If damage has occurred, you must inform the driver and freight company immediately. See Premium Services for more options.

Cabin/Home Delivery & Off-loading

It is your responsibility to off-load and/or set your cabin on its foundation. Our modular homes and cabins generally require the use of a crane to off-load the cabin from the trailer and place it on the foundation. Cost for crane service generally runs around $150 per hour, including travel time. Overall costs depend upon your proximity to the crane provider’s location, the number of modules to be set and other potential complications such as, but not limited to, access, slope or weather. Setting the Cabin/Home

It is your responsibility to ensure that this “setting” process, including the attachment of the module to the foundation, is done in accordance with all applicable codes. We strongly recommend hiring a “set crew” or professional contractor that is experienced with this type of operation. However, many of our customers are comfortable handling this phase themselves and are able to do so in a manner that is safe and that will result in a “code compliant” finished product. After the home has been set on the foundation, it is attached to the foundation as per the engineered plans provided. The attachment method used will vary from one application to another. When there is more than one cabin module involved, the second module will be set in place in the same manner as above and the two bolted together as per the engineered plans. Additionally, a trim kit and roof ridge cap will be provided so that you can finish all marriage wall, roof and floor connections. When there is an engineered folding roof system involved, it will need to be assembled by a professional set crew.

Connecting Utilities

Our “Finished” Cabins and Homes come complete with electrical installed and test and plumbing fixtures installed. Plumbing fixtures are stubbed beneath the floor for ease of connection on site. The electrical system is designed for easy connection between modules, where applicable, with a standard connection at the service panel. Utility connections are always subject to code requirements and should only be completed by a licensed professional.
